Pricing Advisory
A current understanding of the market is critical. We maintain an insider’s perspective in the net lease real estate market and can provide ownership entities with current valuation feedback based upon tenant credit analysis, comparable sales, and overall health of the net lease investment market. Our advisory services begin at the Request for Proposal (RFP) stages of a development opportunity. We monitor the valuation of the asset from award date, throughout the construction period, and into rent commencement. Our developer clients are well prepared to monetize the value they have created at the right time.

“About 18 months before our preschool business and associated real estate were sold, we began our exit strategy efforts. We started with local brokers, who did well bringing in offers,but the offers were about 25% lower compared to our evaluations. Many were in disbelief at our desired sale price. I had just shelved the sale effort when Milo Spector called about eight months before our eventual sale. First, we just told Milo we were maxed out on our efforts and will try again in a year. Milo was persistent but always professional and requested our financials and desired deal structure, and we finally sent them. He had a company waiting and interested, and within a week, we were in discussions, and shortly after, we had a Letter of Intent signed with the schools priced at our desired sale price. Milo was not just a broker but a facilitator for the deal. He made sure the entire process was handled in a fully confidential manner. He also brought in a company to buy the real estate simultaneously with our business sale, which allowed us to achieve a higher sale price.
